International Workplace Group, the world's largest hybrid workspace platform with brands including Spaces and Regus, is opening a state-of-the-art flexible workspace in Belgrade. This expansion follows the recent opening of its HQ IRIN Business Center in Niš, further strengthening IWG’s presence across Serbia. With the long-term shift to more flexible ways of working, IWG is expanding its network to keep pace with rising demand across Serbia. The addition of IWG’s latest locations in Belgrade and Niš comes on the heels of the business posting its highest-ever revenue, cash flow, and earnings growth in its history and achieving rapid network growth, with more new locations signed and opened in 2025 than in the entire first two decades of its operations. 

In Q1 2026, IWG’s network expanded even faster, with record signings and openings representing significant year-on-year growth. IWG’s network, as the global leader in hybrid working, now comprises more than one million rooms in 121 countries, enabling companies to operate across a global platform for work supported by flexible infrastructure and digital connectivity. 

Situated in Belgrade and Niš, the new locations are part of a drive by International Workplace Group to meet the sharply rising demand for top-class flexible working space in the area, driven by the ongoing shift towards hybrid working models supported by technology and increasingly adopting platform-based models to support productivity, agility, and employee satisfaction. Regus Hyde Park City is a Class A office building with a total area of 739 sqm, located within the 65,000 sqm business park “The Hyde Park City”, combining modern architecture with sophisticated functionality. 

Positioned near the newly developed Belgrade railway station, the location is set to benefit from its role as a key transportation hub connecting local, regional, and international high-speed rail services. The complex features energy-efficient systems, flexible floor plans, and advanced infrastructure designed to support the needs of modern businesses. Opened in May, the building provides space for established firms and start-ups across a range of industries, including technology and software development, financial services, consulting, and professional services, while IWG’s Design Your Own Office service allows companies to tailor their space entirely to their requirements, reflecting the increasing demand across industries and companies of all sizes for flexible and scalable workplace solutions. 

The new Regus location will include facilities, including private offices, meeting rooms, co-working, and creative spaces. The building owners decided to invest in the IWG platform to maximize the return on their real estate space by capitalising on the rapidly expanding demand for hybrid working. Niš-based HQ IRIN Business Center, with a total area of 1187 sqm, is located in the strategically important industrial-business area, on the site of the former EI Niš, an area historically recognized as one of the city’s key industrial and commercial centers, giving it strong business credibility. Its proximity to universities and tech schools also provides access to a highly skilled talent pool with expertise in engineering, IT, and manufacturing, supporting the needs of modern knowledge-based industries. 

Research has found that greater flexibility over how and where employees work offers a multitude of benefits for workers, including enhanced work-life balance, financial savings, and health benefits. Employers also reap the rewards of hybrid models through increased firm productivity, cost savings, and a more efficient, engaged workforce. In fact, recent research by IWG and workplace consultancy Arup found that hybrid working can boost productivity by 11%[i]. 

With explosive market growth as companies of all sizes adopt more flexible and decentralised models for the long-term, it is predicted that 30% of all commercial real estate will be flexible workspace by 2030.
